A landmark 12-storey mixed-use development integrating retail, office, and residential spaces — engineered for seismic resilience and built for the modern city.
The Challenge
The riverside location presented complex foundation challenges due to high water table and proximity to the Bagmati embankment, requiring specialist geotechnical intervention before any structural work could commence.
Our Approach
We employed a bored-cast-in-situ pile system with dewatering wells to control groundwater during construction. The structural frame was designed with a moment-resisting system to handle both seismic and wind loads from the exposed riverside position.
The Outcome
Completed on schedule and fully leased within 4 months of handover. The complex has since become a reference point in Kathmandu's riverside development corridor, attracting premium commercial tenants across all 12 floors.
